Encompass 25.4 Major Release
(Version 25.4.0.0/25.4.0.1 Server Patch 1)
These are the release notes for the Encompass 25.4 Major Release. They include a high-level overview of feature and form enhancements and fixed issues, followed by more detailed information and instructions where appropriate.
These release notes also provide information about the 25.4.0.1 Server Patch 1 release that was made available on November 8, 2025 to address issues discovered during testing.

This Encompass 25.4 Major Release will be applied to your users' computers automatically and cannot be controlled manually via the Encompass Version Manager tool. Users will receive the update upon their initial log in of Encompass following the release.
Please refer to the Major Release announcement you received from ICE Mortgage Technology for the planned release date.

Update to the HELOC Management Historical Payment Schedule when Teaser Rates are Included - For users creating a HELOC Historical Payment Schedule that includes a teaser rate, Encompass has been updated to enable users to generate a historical table which reflects the percentage of the discount being offered instead of using the actual Teaser Rate (1482).

New Rep & Warrant Fields for Employment - Freddie Mac recently introduced a new loan level Rep & Warrant for Employment. Therefore, three new editable fields have been added to the Freddie Mac portion of the Rep and Warrant Tracker tool in Encompass.

New User Experience when Retrieving Documents in the eFolder - The Retrieve Documents workflow already available in the Encompass web interface is now used in the Encompass desktop interface. When users are in the eFolder and navigate to Documents > Retrieve Documents (or when they click the Retrieve or Retrieve Docs button in the eFolder), the new user experience used in the web interface is now used in the desktop interface.

eConsent Date Field No Longer Cleared when the Only Change Made to Borrower Names or Email Fields are for Upper or Lower Case Characters - Encompass has been updated to prevent the eConsent Date field (3983) on the Disclosure Tracking Tool's Compliance Timeline from being cleared when the only change made to the borrower or email fields is to use a different upper or lower case character for the value.

Ability to View Documents Uploaded to Documents Tab Added to Loan Trades - The ability to view any document uploaded to the Loan Trades Documents tab has been added.

New View Trade Documents Button Added to Shipping Details - When the button is clicked, a document viewer is opened and the user can select and view the documents that have been uploaded to the trade.

New Remaining Buydown Amount Calculation Logic for Correspondent Loans - When a Correspondent loan has a buydown and the Correspondent Purchase Advice Form is generated, the Remaining Buydown Amount (field ID 3585) will now be calculated using new logic when the Update Balances button is clicked.

Removed Error Message to Prevent Users from Submitting Relock Request Via Product and Pricing Button - The error message to prevent users from submitting a relock request via the Search Product and Pricing links (Services tab and Lock icon in Encompass header) or the Product and Pricing button (Borrower Summary Origination screen) when the Only allow Re-Lock (Historical Pricing) when a current lock exists option is enabled on the Product and Pricing setting has been removed.

Improved Bid Tape Acquisitions Error Messaging for Create Trade - A new “Error Details” column has been added to the Application Error Log section of the Bid Tape Detail page where the error message will now be displayed.

Attention Encompass Administrators!
In addition to the important updates listed above, the following Encompass 25.4 features and settings may require additional action by the Encompass administrator. For example, by configuring or adjusting options in the Encompass settings, or reviewing and revising existing business rules affected by the new features. Please review these features to determine whether updates are required for your Encompass settings or business rules. In addition, refer to the Encompass Settings sections of the Feature Enhancements and Fixed Issues pages for specific information about new and updated Encompass settings.

New Disclosure Tracking Setting to Enable Users to Print Selected Documents from Packages in Disclosures, Pre-Closing, Request/Send, and Closing Workflows in the Encompass Web Interface - Updates have been made in the Encompass web interface to give users the ability to print a document package from within Disclosures, Pre-Closing, Request/Send, and Closing workflows. In addition, the Encompass desktop interface has been updated to give those web interface users the option to create a Disclosure Tracking Tool entry when printing documents. A new settings option called Printing Web Document Delivery Method Default (in Encompass Settings > Loan Setup > Disclosure Tracking Settings) is now provided that gives administrators the ability to set the default delivery type to U.S. Mail or In Person when a disclosure document is printed in the Encompass web interface.

eFolder's Send Files to Lenders Option Removed - Due to the removal of the Send Files to Lender... option from the eFolder's Send button in Encompass 25.3, the Send Files to Lender option that was provided in the Personas settings (on the eFolder tab) used by administrators to manage users' access to this option has been removed since it was no longer applicable.

New Option to Pilot Enhanced Conditions in Production Environments - To give Encompass desktop interface users the opportunity to pilot enhanced conditions in Production environments, the Encompass field that determines if standard conditions or enhanced conditions will be used in a loan file can now be edited by the Encompass administrator and other authorized users or via a Field Triggers business rule.
- Transitioning from Encompass SDK to Developer Connect APIs - ICE will be transitioning from legacy Encompass SDK (Software Development Kit) integrations. This enables our clients, partners and ICE to continue to innovate and automate by eliminating legacy integrations and focusing on modern technology. Postponed: Update to Address Issue with the Encompass Password Policy - The Force user to change password option and the password expiration policy in Encompass is not being honored in certain applications and users are permitted to log in with their expired Encompass password. The update to fix this issue was previously planned for the Encompass 25.4 release, but this fix is now postponed until a future release. When this fix is eventually released, it may result in many users being blocked from logging into their application until they change their password as soon as their company upgrades to the newly released version of Encompass in Production environments. To help reduce the number of users who will be required to change their password when this fix is released, administrators can notify intended users now to proactively change their password prior to the Encompass release.

Updated Versions of RestSharp and Other DLL Files - DLL files for Encompass have been updated to newer versions. If you are using the Encompass SDK and have specific versions of these DLLs referenced in your SDK, then the applications will break. Please refer to the Updated Versions of RestSharp and Other DLL entry for the impacted files and the new versions, and upgrade the files accordingly to avoid issues with the SDK.

System Requirements & SDK Upgrade Requirement for Encompass
Have you reviewed the latest System Requirements
Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.
The Encompass Software Development Kit (SDK) enables developers to build custom applications that can be added on, or connected to, Encompass and the ICE Mortgage Technology Platform. If you are utilizing the Encompass SDK, a major Encompass release like this one requires you to upgrade the Encompass SDK run time environment to match the newly updated Encompass Server. If you fail to upgrade the SDK, your application will not be permitted to connect to the updated Encompass Server.
If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply an Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.
