ULDD/PDD

Use the ULDD/PDD form to enter fields that are required when submitting loans to Fannie Mae, Freddie Mac, and Ginnie Mae.

The ULDD (Uniform Loan Delivery Dataset) is a set of common requirements jointly developed by Fannie Mae and Freddie Mac for use when delivering loans using the MISMO Version 3.0 standard.
The Pool Delivery Dataset (PDD) is a set of requirements developed by Ginnie Mae for use when delivering single family forward loans using the MISMO Version 3.3 standard. The PDD is specific to Ginnie Mae and contains some unique data points that may not be part of other MISMO compliant datasets.

Use the Fannie Mae, Freddie Mac, or Ginnie Mae tab at the top of the form to display the list of fields for the appropriate agency. After the fields are complete, you can export the ULDD or PDD form for one or more loan files to an .xml file, which you can store on your computer and submit to the Fannie Mae, Freddie Mac, or Ginnie Mae website. For detailed information about the content of the fields, contact your Fannie Mae, Freddie Mac, or Ginnie Mae representative.

Validate Field Content

Beginning July 21, 2014, Freddie Mac began returning critical edit messages related to certain delivery data.

To validate field entries at any time, open a loan file, click the Forms tab on the lower left, and then click ULDD/PDD.
Select the Fannie Mae, Freddie Mac, or Ginnie Mae tab at the top of the form.
Click the Validate Export button to validate that the correct data is included in the required loan fields.
- If required fields are not completed, a message will display the missing fields, and the fields will be highlighted on the form.
Complete the missing fields, and then click the Validate Export button.
- A message will display when all required fields are complete and the file is ready for export.

Export data from within a loan file to a Fannie Mae or Freddie Mac file

Open a loan file, click the Forms tab on the lower left, and then click ULDD/PDD.
Select the Fannie Mae, Freddie Mac, or Ginnie Mae tab at the top of the form.
Click the Export button.

The Ginnie Mae export has not been finalized and must be validated and tested with Ginnie Mae. It will be available in a future release of Encompass.
- If required fields are not completed, a message will display the missing fields, and the fields will be highlighted on the form.
Complete the missing fields, and then click the Export button.
Click the Find icon to navigate to the location where you want to save the file.
- Or, type the path to the location in the Export to field.
Click OK to export the file.

Export data for one or more selected loan files to a Fannie Mae, Freddie Mac, or Ginnie Mae .xml file from the Pipeline

On the Encompass Pipeline, select one or more loan files with the data you want to export.
On the menu bar, click Pipeline, and point to GSE Services.
To export Fannie Mae data, point to Export ULDD to Fannie Mae, and then click Selected Loans Only.

Or, to export Freddie Mac data, point to Export ULDD to Freddie Mac, and then click Selected Loans Only.
Or, to export Ginnie Mae data, point to Export PDD to Ginnie Mae, and then click Selected Loans Only.

The Ginnie Mae export has not been finalized and must be validated and tested with Ginnie Mae. It will be available in a future release of Encompass.

If required fields are missing from the selected loans, the Export Problem window will open with a list of all the selected loans. The Export Status column will display a Problem entry for loans with missing fields.
Double-click a Problem loan to open it. The missing fields will be highlighted on the form.
Complete the missing fields, save and close the file, and then return to step 1.
Click the Find icon to navigate to the location where you want to save the file.
- Or, type the path to the location in the Export to field.
Click OK to export the file.

Export data for all loan files to a Fannie Mae, Freddie Mac, or Ginnie Mae .xml file from the Pipeline

On the Encompass Pipeline, click the Pipeline menu.
Point to Services, and then point to Investor.
To export Fannie Mae data, point to Export ULDD to Fannie Mae, and then click All Loans on All Pages.
- Or, to export Freddie Mac data, point to Export ULDD to Freddie Mac, and then click All Loans on All Pages.
- Or, to export to Ginnie Mae data, point to Export PDD to Ginnie Mae, and then click All Loans on All Pages.
If required fields are missing from the selected loans, the Export Problem window will open with a list of all the selected loans. The Export Status column will display a Problem entry for loans with missing fields.
Double-click a Problem loan to open it. The missing fields will be highlighted on the form.
Complete the missing fields, save and close the file, and then return to step 1.
Click the Find icon to navigate to the location where you want to save the file.

Click OK to export the file.

Submit the File to Fannie Mae, Freddie Mac, or Ginnie Mae

After you create the file, exit Encompass, and then submit the file to Fannie Mae, Freddie Mac, or Ginnie Mae. If any fields contain incorrect data, Fannie Mae, Freddie Mac, or Ginnie Mae will return a list of the fields. You can then open Encompass and correct the entries.
