Events in the Encompass Appraisal Service can trigger email notifications to the appraiser or the loan originator who placed the order. The list below describes the different types of email notifications, the event that triggers the notification, and whether the notification is sent to the loan originator or the appraiser. Examples of each notification type are shown in the Encompass Appraisal Service Email Notification document.

  • Account Created (Yearly Subscription) – When an appraiser creates an account with the Encompass Appraisal Service and selects one of the yearly subscription options, a confirmation email is sent to the appraiser. The email includes a link to the Encompass Appraisal Service and details of the subscription.
  • Account Created (Pay As You Go Subscription) – When an appraiser creates an account with the Encompass Appraisal Service and selects the Pay As You Go subscription option, a confirmation email is sent to the appraiser with details of the subscription.
  • Account Activation – When an appraiser creates an Encompass Appraisal Service account, an email notification is sent to the appraiser. The email includes a link for activating the account.
  • Order Submitted to an Appraiser with an Encompass Appraisal Service Account –When a new appraisal request is submitted to an appraiser with an Encompass Appraisal Service Account, an email notification is sent to the appraiser. The email includes a link to the appraisal order on the Encompass Appraisal Service.
  • Order Submitted to an Appraiser with No Encompass Appraisal Service Account –When a new appraisal request is submitted to an appraiser who does not have a registered account with the Encompass Appraisal Service, an email is sent to the appraiser. The email includes a link to the Encompass Appraisal Service.
  • Order Accepted or Rejected by an Appraiser with an Encompass Appraisal Service Account – When an appraiser with an Encompass Appraisal Service Account accepts or rejects the appraisal order, an email notification is sent to the loan originator who submitted the order.
  • Order Accepted or Rejected by an Appraiser with No Encompass Appraisal Service Account – When an appraiser who does not have an Encompass Appraisal Service account accepts or rejects an appraisal order, an email notification is sent to the appraiser to confirm the order.
  • Appraisal Scheduled –When an appraiser enters the Appointment Scheduled date for the appraisal on the Encompass Appraisal Service, an email is sent to the loan originator who submitted the order.
  • Appointment Completed – When an appraiser has entered an Appointment Completed date on the Encompass Appraisal Service, an email notification is sent to the loan originator who submitted the appraisal order.
  • Comments Added – When the appraiser saves comments for an appraisal order on the Encompass Appraisal Service, an email notification is sent to the loan originator who submitted the order. The email includes the borrower name, the subject property address, and the comment.
  • Documents Uploaded –When an appraiser uploads a document to the Encompass Appraisal Service, an email notification is sent to the loan originator. The email includes any comments entered by the appraiser and instructions for accessing the documents in Encompass.
  • Appraisal Value or Fee Changed – When the appraiser changes the Appraisal Value or the Appraisal Fee on the Encompass Appraisal Service, an email is sent to the loan originator who submitted the order.
  • Client ID Recovery –When an appraiser clicks the Forgot your Client ID? link on the Encompass Appraisal Service login page, an email with the appraiser’s Encompass Appraisal Service client ID is sent to the appraiser.
  • Password Recovery – When an appraiser clicks the Forgot Password? link on the Encompass Appraisal Service login page, an email with a link for resetting the password is sent to the appraiser.
