Sending Messages or Documents
Use the Send Messages or Documents page to send a message to the loan originator or to send a completed appraisal report, Veros Quick Check results, and other files or documents associated with the appraisal to the loan originator. You can also send messages to the originator from this page without including files or documents.
Send a Completed Appraisal Report and Related Files
After completing the appraisal, you will upload it and deliver it to the originator using Ellie Mae's secure email platform. If you are including Veros Quick Check results with their completed appraisal, they will be able to view the results along with their appraisal inside their loan file in Encompass. Below are instructions for sending a completed appraisal report. Instructions are also provided for sending Quick Check results along with the completed appraisal report.
Send a Completed Appraisal Report
- First, save the appraisal report as a PDF file on your computer.
- Next, save the appraisal as an XML file on your computer.
- Lenders are required to use the Uniform Collateral Data Portal (UCDP) to submit electronic appraisal reports for conventional mortgages delivered to Fannie Mae or Freddie Mac. To facilitate the electronic collection of appraisal data, Fannie Mae and Freddie Mac have developed a single portal for the electronic submission of appraisal data files. Appraisals must be in XML format to be submitted through UCDP.
- On the Order Details page, click the Send Messages or Documents button.
Note: To view the Order Details page for an order, open the Current Orders page, and then click the View Details link for the order.
- Here you will attach the completed appraisal report (PDF).
- On the Send Messages or Documents page, locate the Attach Appraisal PDF field and click the Browse button.
- Locate and select the appraisal PDF file.
- Next, attach the appraisal XML file.
- Locate the Attach UAD XML fields, and then select the XML file's format from the Select Format drop-down list.
Note: If you want to run a Veros Quick Check, you must select MISMO from the Select Format drop-down list. If you select any other file format, the Run Quick Check button will be disabled and you will not be able to run a Veros Quick Check.
- Select the type of appraisal your company conducted from the Select Appraisal Type drop-down list.
Note: If you select Other Appraisal Type, the Run Quick check button will be disabled and you will not be able to run a Veros Quick Check because Veros only supports the appraisal types listed.
- Next, click the Browse button.
- Locate and select the appraisal XML file.
- If you want to send any additional files or documents to the originator, use the Other Documents and Data section.
Note: You can attach up to three files in this section (one file per field). All files must be in PDF format.
- Locate the Other PDF Documents fields.
- In the first field, select the type of file or document you are sending from the Select Type drop-down list.
- Click the Browse button.
- Locate and select the PDF file.
- Using the remaining fields, repeat these steps to attach two additional files as needed.
- Type the Appraised Value for the property.
- Type the fee you are charging for this appraisal in the Appraisal Fee text box.
- Type the name of the appraiser who prepared this appraisal in the Appraiser Name field (if needed).
- Type the appraiser's license number in the License State/Number field. (The State field is populated automatically.)
- Select the Dodd-Frank Certification check box to certify that this appraisal and the stated appraisal value are accurate and have not been unduly influenced by other parties.
- Type any Comments you want to send to the originator with the attached files.
- Click the Send button near the bottom of the page.
- An email is sent to the originator notifying them that they can now import the appraisal report and any other files you sent to them into their loan file in Encompass. The email provides instructions for retrieving the files/documents in Encompass.
- After clicking the Send button you are returned to the Order Details page. When your files or documents are sent, a green confirmation message displays at the top of the page.
- Click the View History button to view the files or documents that were sent to the originator. The Order History page lists all of the communications between you and the originator, as well as a history of activities related to the order including files or documents you sent to the originator and vice versa.

Send Veros Quick Check Results Along with a Completed Appraisal Report
- First, save the appraisal report as a PDF file on your computer.
- Next, save the appraisal as an XML file on your computer.

- On the Order Details page, click the Send Messages or Documents button.
Note: To view the Order Details page for an order, open the Current Orders page, and then click the View Details link for the order.
- Here you will attach the completed appraisal report (PDF).
- On the Send Messages or Documents page, locate the Attach Appraisal PDF field and click the Browse button.
- Locate and select the appraisal PDF file.
- Next, attach the appraisal XML file.
- Locate the Attach UAD XML fields, and then select MISMO from the Select Format drop-down list. If you select any other file format, the Run Quick Check button will be disabled and you will not be able to run a Veros Quick Check because Veros only supports the MISMO file format.
- Select the type of appraisal your company conducted from the Select Appraisal Type drop-down list. If the type of appraisal you have conducted is not listed in the drop-down list, select Other Appraisal Type.
Note: If you select Other Appraisal Type, the Run Quick Check button will be disabled and you will not be able to run a Veros Quick Check because Veros only supports the appraisal types listed.
- Next, click the Browse button.
- Locate and select the appraisal XML file.
- Now you can run the appraisal report through a “Quick Check” powered by the Veros Pathway Service that searches for UCDP (Uniform Collateral Data Portal) Hard Stops and UAD compliance issues.
- Click the Run Quick Check button. The Quick Check takes a few moments to complete.
- When the Quick Check is complete, a confirmation message displays. Click Close to close the message and be returned to the Send Messages or Documents page.
- To view the results of the Quick Check that was just performed, click the blue Quick Check Results link provided in the Quick Check section.
- If the Quick Check did not find any Hard Stops or compliance errors in your appraisal report, a message confirming that no errors were found displays. Click Close to close the message and be returned to the Send Messages or Documents page.
- If the Quick Check did find Hard Stops or compliance errors in your appraisal report, a table listing each hard stop and error is displayed. Click Close to close the table and be returned to the Send Messages or Documents page.
- You can also view the Quick Check results on the Order History page. There you can click a link to view the results of this Quick Check and any other Quick Checks that have been performed for this property. View the View Order History topic for instructions.
- To send the latest Quick Check results along with the appraisal report you are sending to the originator, select the Include the Quick Check Results returned on... check box. The Quick Check results will not be sent unless you select this check box.
- Repeat these steps to run the appraisal report for this property through a new Quick Check. You can run up to three Quick Checks for one property free of charge.
- If you want to send any additional files or documents to the originator, use the Other Documents and Data section.

Send a Message
Follow these steps to send a message to the loan originator without including any files or documents.
- On the Order Details page, click the Send Messages or Documents button.
- Type your message to the originator in the Comments field.
- Optionally, you can type the Apprised Value for the property, the Appraisal Fee you are charging for the appraisal, the Appraiser Name, and the appraiser's License State/Number information, but these fields are not required.
- Click the Send button near the bottom of the page.
- You are returned to the Order Details page. When your message is sent, a green confirmation message displays at the top of the page.
- An email containing your message is sent to the originator's email address provided in the appraisal order request.
Certificate of Non-Influence Error Message
If an error message states that an appraiser name and license number are required for generating the certificate of non-influence, open the Licensed Appraisers page, make sure the expiration date is selected and PDF form for the appraiser's license is attached, and then compete the steps listed below on the Send Messages or Documents page:
- On the Send Messages or Documents page, locate the Attach Appraisal PDF field and click the Browse button.
- Locate and select the appraisal PDF file.
- Locate the Attach UAD XML fields, and then select the XML file's format from the Select Format drop-down list.
Note: If you want to run a Veros Quick Check, you must select MISMO from the Select Format drop-down list. If you select any other file format, the Run Quick Check button will be disabled and you will not be able to run a Veros Quick Check.
- Select the type of appraisal your company conducted from the Select Appraisal Type drop-down list.
Note: If you select Other Appraisal Type, the Run Quick Check button will be disabled and you will not be able to run a Veros Quick Check because Veros only supports the appraisal types listed.
- Next, click the Browse button.
- Locate and select the appraisal XML file.
- Make sure the Appraised Value and Appraisal Fee are populated.
- Select the appraiser's name from the Select Appraiser drop-down list.
- This will auto-populate the appraiser's name, license state, and license number.
- Select the Certification check box for the DODD-FRANK Cert, and then click the Send button at the bottom of the page.
