Feature Enhancements
This section discusses the updates and enhancements to existing forms, features, services, or settings that are provided in this release.
Mortgage Insurance Service
Starting with this release, MI orders can be automatically placed for non-delegated loans.
To support this, Encompass Settings (Additional Services> Mortgage Insurance Service> Automation tab) has been updated with the following:
- Trigger Milestones Panel:
- Order Type: The Order Type drop-down list in the Trigger Milestones panel has been updated with a Non-Delegated option. Select Non-Delegated corresponding to the milestones at the completion which an MI order will be automatically placed for non-delegated loans.
- Document List: Specific documents need to be submitted along with MI orders for non-delegated loans. To support this feature, a Document List link has been added to the Trigger Milestones panel.
Encompass admins can click the Document List link to view the eFolder documents to be automatically included with non-delegated MI submissions for each supported vendor. Documents recommended by each MI Services vendor are provided out of the box –admins also have the ability to add and delete documents to this list.
Documents in the eFolder will be automatically added to the MI order submission only if they are listed in the MI Settings, Automation tab.
- Additional Automation Settings: A new Additional Automation Settings panel has been added to configure user notifications for the automated non-delegated MI workflow.
- Always display Non Delegated notifications: When this is selected, users will be notified when a non-delegated order will not be placed and when key data changes have been made following a non-delegated order.
- Never display Non Delegated notifications: When this is selected, notifications will not be displayed.
- Suppress notifications after Non Delegated approval: When this is selected, users will be notified only until the most recent non-delegated order is approved, after which notifications will not be displayed.
The following TQL Services tool updates support the non-delegated automated MI order submissions:
- View Log Data: If a key data trigger field is updated after a non-delegated order already exists, a non-delegated order is not automatically resubmitted. Instead, the changed field information is written to a log file. To support this, the Mortgage Insurance Service Orders panel in the TQL Services tool has been updated with a View Log Data button.
Click the View Log Data button to view details of the updated field(s).
This log file data is also electronically delivered to the MI vendor when:
- A non-delegated order is manually resubmitted
- Additional documents are uploaded to the vendor for the existing non delegated order
- Auto Upload: The Upload Documents window has been updated with an Auto Upload column. When documents from your eFolder are automatically added to your non-delegated loan submission to MI Services, the Auto Upload column displays a green check mark.
To view the Upload Documents window, from the TQL Services tool, expand the Mortgage Insurance Service Orders panel, and click the Manage Documents link corresponding to your non-delegated order.

A new Loan Programs to Exclude panel has been added to the Automation tab to identify loan types for which you do not want automatic MI order submissions.
To exclude loan programs from MI automated submissions:
- In the Loan Programs to Exclude panel, click the New icon.
- In the Add Loan Program window, type the loan program name (full or partial), and click the OK button.

The Compare Rate Quotes button has been moved from the Messages panel header to the Mortgage Insurance Service Orders panel header.

- Purchase Credits: New URLA (Page 3) - Section 2b. Other Assets You Have - Borrower and Co-Borrower section is mapped for Purchase Credits as follows:

Encompass Fraud Service
APN (Accessor’s Parcel Number) and REO (Real Estate Owned) data are now included in the loan submission to CoreLogic for improved accuracy of address searches (with APN) and Real Estate Owned property verification.
- If VOM (Verification of Mortgage) record is for Borrower or Both, the REO record will be sent in the 'Borrower' section of request file. If VOM record is for CoBorrower, the REO record will be sent in the CoBorrower' section of request file.
- A maximum of 20 VOM records will be sent. If more exists, the first 20 records will be sent.
- VOM records are sent in request file for the borrower pair selected at the time the request is initiated.

The following updates are included in this release:
- Ability to update/add names to Roles in Loan Actor tab: Users submitting loan files to First American Fraud Service can now update loan actor first and last names in the Loan Actors tab of the Fraud Service window, prior to submitting the loan file to First American.
- Mapping updates:
- Property Status H: For the repeatable fields on the VOM (FM0124, FM0224, FM0324, etc. for number of properties entered), if Property Status = "H", PropertyStatus of "Retained" is included in the XML file.
- Credit Score: Logic for sending credit scores has been updated as follows:
