GSE Integrations and Services 23.3 December Critical Patch: Feature Enhancements
This section discusses the updates and enhancements to existing forms, features, services, settings, and mappings included in this release.
ULDD

The ULDD updates described below will be available in Encompass (desktop version) on 12/14/2023. They will be available in the web version of Encompass on 12/16/2023.
The following borrower-level First Time Homebuyer Indicator fields were added to the Fannie Mae and Freddie Mac ULDD input forms with the Encompass 23.3 Major Release:
Borrower First-Time Homebuyer - field ID 4973
Co-Borrower First-Time Homebuyer - field ID 4974

With this release, ULDD export mapping logic for both Freddie Mac and Fannie Mae has been updated so that the FTHB indicator is sent over correctly, and there are no errors/discrepancies.

If only one field ID 4973 or 4974 equals yes and one equals no, then it does not meet the conditionality requirement for BorrowerFirstTimeHomeBuyerIndicator = True for all borrowers.

Ginnie Mae PDD (Beta)
[Supported on Encompass 23.1 and later versions]
With the GSE Integrations and Services 23.2 September Service Pack Release, export was updated so that ENoteIndicator was mapped to LoanStateType of 'Current'. Export is being updated again with this release, per Ginnie Mae specifications, so that ENoteIndicator is now sent to LoanStateType of 'AtClosing'.

There is no consideration for field ID ULDD.X4 checkbox selection (to send to LoanStateType of AtModification) - true/false will always be sent to AtClosing.
