Ginnie Mae Pool Delivery Dataset (PDD) is an initiative by Ginnie Mae to upgrade their pool delivery management system to MISMO v3.3-compliant data. This delivery system needs the data to be compiled, exported, and then upload the zip file to Ginnie Mae.

For users to be able to successfully export a Ginnie Mae PDD pool of loans, the following conditions need to be met:
Encompass administrators need to:

Configure default custodian, issuer ID, and Ginnie Mae I and/or Ginnie Mae II Pool bank information using the Ginnie Mae PDD Batch setting in Encompass Settings

Assign Personas with Export PDD to Ginnie Mae enabled, for the user submitting the loans

Enable specific fields in the Encompass Reporting Database

Export a Ginnie Mae PDD Pool of Loans
Once the Prerequisites are met, authorized users can use the Ginnie Mae PDD Batch (Beta) Pipeline menu option to export/download Ginnie Mae supported MISMO v3.3-compliant loan files to their computer.
To Export a Ginnie Mae PDD Pool of Loans:

Close all loan files and go to your Pipeline.

Click the Pipeline menu, point to GSE Services, and then click Ginnie Mae PDD Batch, OR,
Right-click any loan, point to GSE Services, and then click Ginnie Mae PDD Batch.
The Export tab displays by default in the Ginnie Mae PDD Batch window.

Each tab/window displays instructions on what you need to do in the tab/window. Follow the displayed tips. For more information on the Ginnie Mae PDD Batch window tab details, see the sections below.
The Ginnie Mae PDD Import tool is an optional tool. With this feature you can use a CSV file with loan numbers and Pool IDs, and update the pool IDs to the corresponding loans in Encompass. The CSV file supports unlimited number of loans and multiple pool IDs - column A should list the loan numbers, column B should list the Pool IDs, and there should be no headers.
When this file is imported into Encompass, field ID ULDD.X65 will get updated with the Pool ID for each loan listed in the CSV file. This is the Pool ID field that is being leveraged for the Ginnie Mae PDD export. If you are not using the Import feature to populate the Pool IDs (such as using the Trades tab, and populating a field other than field ID ULDD.X65), ensure that you have business rules in place to populate field ID ULDD.X65 with the Pool ID for the export.

In the Ginnie Mae PDD Batch window, click the Import tab.

Click the Browse button.

In the Select CSV to Import window, go to your CSV file in the, select the file, and click Open.

Back in the Ginnie Mae PDD Batch window, click the Import button.
A confirmation message displays after the import is successful.

Type the Pool ID and click the Search button.
If the following error message displays, reach out to your Encompass administrator to ensure that Unpaid Principal Balance (field ID ULDD.X1) and Pool ID (field ID ULDD.X65) are added to your Encompass Reporting Database:
Unable to find the Pool Id. Please check that fields ULDD.X1 and ULDD.X65 have been added to the Reporting Database.

Note that the window updates with number of loans and unpaid principal amount included in the pool. The Principal Balance Amount displays the value of field ID ULDD.X1. It is a sum and is rounded according to Ginnie Mae’s specifications.

Click the Next button.

The Pool Export Details window displays auto-filled values configured by your Encompass administrator. Use the drop-down fields to make your desired selections.

Click the Export button.

When the export completes successfully, a Pool ID Export confirmation window displays. Click OK.

This launches the History tab. Note that the Status for the latest export is In Process. You can go back to the Export tab and export more loans or continue with other Encompass activity as the export completes. For information on the History tab, see History Tab.

Optionally, click the Refresh button to view your latest export. (This step is optional since you do not need to wait in this window for the export to complete).

You can click any column to sort the files by that column value, such as Pool Number, Last Exported Date (and time), and Status. A yellow triangle displays when you click the column name.

Select any pool with Completed status and click the Download button.

In the Save Ginnie Mae PDD Export to a Zip File window, type the file name in the File name field, go to the location in which you want to save the file, and click the Save button.

In the Save Ginnie Mae PDD Export window, click OK.

After you have downloaded the Ginnie Mae PDD export zip file to your computer, go to Ginnie Mae’s vendor testing tool and upload the file exported from Encompass. This testing site will be used during the Beta period only. After the beta testing period, you will need to upload to Ginnie Mae’s Single Family Pool Delivery Model system.
