Feature Enhancements
URLA 2020
A redesigned version of the Uniform Residential Loan Application (URLA), also known as the Fannie Mae Form 1003 or the Freddie Mac Form 65, is replacing the 2009 version of the URLA effective November 1, 2020. Lenders can begin using the new URLA on loans originated on or after September 1, 2020. The adoption of the new URLA should be carefully coordinated between any products that sync with Encompass CRM such as Encompass, Encompass Consumer Connect, and Velocify.
URLA updates introduced with the Encompass CRM 20.1 major release will be available on request. Submit a ticket on the Encompass CRM Resource Center to request activation for your instance at least 30 days prior to the date that you will begin accepting URLA 2020 applications.
If your instance is on LOS Connect, you will need to upgrade to Synch Processor.
No fields or data have been removed as part of this update. All data (pre- and post- URLA 2020) will be retained and accessible in the application. If URLA 2020 features are not enabled for your instance, URLA 2020 data will not be available; some new values will display in some drop-down fields such as Marital Status and Residence Type.

When you create a new contact, all new and updated fields will display in the application if URLA 2020 is enabled for your instance. These fields can be synched with Encompass and Velocify.
For existing contacts, when URLA 2020 is enabled for your instance, the new URLA fields will display with blank values. You can then edit these fields to add values.
Existing fields that were renamed as part of this update will continue to display legacy data. For example, the Loan Number field will display as Universal Loan Identifier.
For fields with new-drop down values, such as Marital Status, the new values will display, but will not be selected.
Templates available within the Import Wizard tool have been updated with URLA fields. Download the latest templates to include URLA 2020 data in your imported contacts.
No new fields have been added to Advanced Search and Marketing Automation Rules, however both these features are impacted by the updated fields.
- Advanced Search: Use updated field names in your search string.
- Marketing Automation Rules: Any existing rule that has been setup with old field names and values that have been changed for URLA, will no longer bring accurate results. Review your existing rules and update them as needed.

If invalid values are imported for Unit Type (all record types) fields using the Import Wizard, use the resolve batch exceptions feature to resolve the issue. For a list of updated fields included in imports, see the section below:

The Export To Encompass window has been updated with URLA 2020 and URLA 2009 options so that you can select each based on the exported loan.
The following URLA 2020 fields have been added to the export:
- Unit Type, Unit# for Property Address
- Unit Type, Unit#, Country for Mailing Address (borrower and co-borrower)
- Project Type (Customer only)
- Preferred Language
- Served Military Service
- Loan Tab - Loan Features fields
The following fields have been added to the Velocify to Encompass CRM sync as part of the URLA 2020 update:
- ResidenceType
- ProjectType
- Did you (or your deceased spouse) ever serve, or are you currently serving, in the United States Armed Forces?
- Mailing Unit# and country
- Proposed Property Unit#
These fields have also been added to Lead records in Encompass CRM to support the Velocify update.
